We just started using Google Spaces to setup light weight project groups/spaces.
It seemed to work fine when we tested it, but when we tried to invite external members, the ADD button just stays greyed out.
We checked all the settings and everything is setup correctly to be able to invite external people into the spaces (we checked the google chat and spaces guides)
The weird thing is that we CAN invite SOME external people, but as fasr as i can see it's only @gmail accounts that we can add, not external company domain accounts.
What am i doing wrong?

Are you suggesting that attempting to add other Workspace domain accounts isn't working? If so, it might be that their domain admin has not enabled that option for their domain accounts (to join external - other domain Spaces).
Short version: See the "Use an existing email address" section of https://support.google.com/accounts/answer/27441?hl=en for how to set up a Google account with an existing email address.
More explanation: Just like pretty much every other online service, to access Google services, you need a Google account (just like Facebook needs a Facebook account; Uber needs an Uber account; Teams needs a Microsoft account, and you need an account from your bank to access your bank's services).

Yeah, I was hoping that you're weren't asking that, but as Ian has already answered, any user of Google Chat will need some form of Google account.
That said, people can create a Google account with their existing (non-Google) email address ... which then can be added to a Chat Space.
